Fort Bend County - Katy/Cinco Ranch - November YTD 2007

       The Katy/Cinco Ranch Area was Number 2 on the Houston Hotness Index for November 2007!  15.9% of all active listings went under contract during that one month.

       The area has experienced 2,714 homes sales November year-to-date, a 68 unit decline, or 2.44% fewer sales in comparison to November YTD 2006.  While the year has not proven to be as stellar as 2006, it is ahead of 2005, by 4.5%, outselling 2005 sales by 116 units.

       There has been a 5.40% increase in average sales price, which currently stands at $245,463.  The median, where half the homes sold above and half the homes sold below year-to-date currently stands at $210,000.  In the last two years, Katy homes have experienced a 14% increase in average sales price, making homes in Katy an excellent investment for buyers!

       The Katy / Cinco Ranch area has experienced an 8.56% increase in pending sales for a total of 1,940 year-to-date.

       The area experienced a 5.05% increase in listings. There are currently 811 homes on the market.

       The market has 3.4 months supply of inventory, which indicates home price appreciation will continue in 2008.

       Katy has proven to be one of the best areas in Houston to buy a home.  High buyer demand and one of the lowest supplies of inventory in Houston make it a Mecca for positive growth and increased appreciation.
