Fort Bend County - Sugar Land Market - November YTD 2007

§         In November 2007, Sugar Land was #1 out of 46 rankings on the Houston Hotness Index because 15.9% of all listings [inventory] went under contract during that one month!

§         Sugar Land has experienced an 8.37% decline in single-family home sales over November YTD 2006 with 1,751 home sales as compared to 1,911 home sales last year.

§         Contracts written in Sugar Land are 4.58% lower than last year’s with 1,041 units that have received contracts for the year.

§         Sugar Land’s average sales price is up by 14.29% over November year-to-date 2006 and now stands at $267,106 as compared to last year’s $233,703.  The median sales price, $219,000 is also up by a higher amount, 16.80%. 
  • Sugar Land has enjoyed excellent home price appreciation. In 2005, average sales price was $233,624, a 14% increase over two years. In 2005, the median price was $187,000, giving Sugar Land a 17% increase in median sales price over a two-year period. It is obvious that home buyers purchasing during those years or before have experienced one of the best returns on their investment that can be found in the overall Houston market.  Based on current buyer demand and a lower supply of inventory, future home buyers can feel confident that appreciation will continue.  

§         Sugar Land homes on the market are up by 1.12% with 543 homes on the market as compared to last year’s 537.

§         There are 3.3 months of inventory in Sugar Land, currently the lowest supply of inventory in Houston even though last year experienced 2.8 months of inventory. This metric makes a very healthy seller’s market and certainly opens the door for more home price appreciation in 2008.  It takes 65 days on average to sell a home in Sugar Land, which is 12 days more than the number of days that it took last year, but one of the best DOM metrics in Houston.   

§         It is a great time to sell a home in Sugar Land due to its’ appreciating sales price, and few competing homes on the market!  Sugar Land’s low inventory is one of the reasons Sugar Land has enjoyed appreciating home values over the last few years and will continue to do so in the future.
