- Single family home sales in the West Fort Bend area are down by 5.29% over November YTD 2006, with 1,969 recorded home sales YTD.
- Contracts initiated year-to-date through November 2007 are 92 units higher than last years’ contracts initiated and currently stand at 1,454 homes pended.
- Listings are up by 26% in the Fort Bend West area with 1,134 listings currently on the market in comparison to 900 last year.
- Average sales price for the Fort Bend West area is down slightly in comparison to year-to-date November 2006 and is currently $176,827. The median sales price of homes, where half the homes sold above and half sold below, has risen 1.64% and is currently $154,900.
- The Fort Bend West area currently has 6.7 Months of Inventory. This means if no other listings were taken, it would take 6.7 months to deplete the current supply of homes. Last year, there was 5 months of inventory, so the increased supply will hold home price appreciation at bay.
- According to the MLS Houston Hotness Index for November, Fort Bend West had 10.6% of its inventory go under contract during the month. This hotness index earned the area a ranking of 14th out of 46 areas ranked on the November Houston Hotness Index .
- The list price/sales price ratio of homes in the area is 96% [meaning that on average, a seller could expect a competitively priced home to sell for 96% of the list price].
- Average price per square foot in the area is $74.
