Northwest Houston Hempstead East /Tomball Market - November YTD 2007

Hempstead East

  • Single-family home sales are down by 447 units in the East Hempstead area over November YTD 2006 with 2,107 home sales recorded in MLS year to date.  There were 2,554 single-family home sales last year during the same time frame.
  • Pending contracts displayed a decline over November 2006 by 17.35%.  Pending units recorded year-to-date currently stand at 1,358 whereas last year, pending units were at 1,643.
  • Hempstead East Homes on the Market are down by 2.09% over last year.  There are currently 986 homes on the market as compared to 1,007 last year.
  • The average sales price is $179,050 and that figure is 1.94% lower than last years $182,584. There has been a median sales price increase of .063% and that figure is currently $160,000.
  • The area is mirroring a sellers market with 4.7 months of inventory although all other statistics point otherwise. Days on the market to sell a home in the Hempstead East area are currently 71, and last year, it was 75.
  • In November 2007, the Hempstead East area was #20 on the Houston Hotness Index because 10.2% of all listings went under contract during the month.
Tomball
  • Single-family home sales have declined in Tomball from November YTD 2006 by only 9 units with 1,478 homes sales recorded November YTD 2007.
  • Pending contracts, which represent buyer demand year-to-date, has experienced a 43- unit increase.  Pending contracts currently stand at 1,071 pending sales and last year, it experienced 1,028 pending contracts.  This represents an increase of 4.18%.
  • Listings have increased from this time last year by 14.88% and the current inventory stands at 741 homes on the market.
  • Average sales price has risen 3.98% since this time last year and is currently $203,184.  The median sales price, where half the homes sold above and half sold below the median price is up 3.09% and currently stands at $167,000.
  • The average price per square foot in the Tomball area is $79 and last year the average was $77.
  • Homes listed in the Tomball area can expect to net 97% of the list price on average and sell on average after 78 days on the market.
  • The Tomball area is ranked #4 on the November Houston Hotness Index because 13.2% of all listings received a contract during the month.
