Atascocita – Area 1 

  • Single-family home sales in 2007 in the Atascocita area have declined 4.88% or 141 units over 2006. The market has experienced 2,750 home sales since the beginning of the year and last year there were 2,891 units sold during the same time frame. To put this into perspective, YTD 2005 experienced only 2,270 units sold, so the current market is 21% ahead in sales than it was a short two years ago.
  • Contracts initiated [buyer demand] are 5.57% greater than those found a year ago. There have been 2,274 units go under contract and last year there were 2,154. 
  • Listings are also up by 13.48% and there are currently 1,414 units on the market as compared to 1,246 last year.
  • Average sales price YTD has risen a moderate 2.86% and currently stands at $172,150, and last year the average sales price was $167,367. The median is up 2.11% and currently is $151,130.
  • The Atascocita area currently has 6 months of inventory and that is more than was found last year, which was 4.9 months. Months-of-inventory is an indicator of the status of the market. Currently, it would take 6 months at the current sales rate to deplete the supply, if no new listings came on the market. A market with 9 months or less of inventory is a sellers’ market, according to economists. To Realtors®, 6 months or more supply feels more like a buyer’s market.
  • In December 2007, the Atascocita area was #5 out of 46 listed on the Houston Hotness Index because 12.3% of its’ entire inventory went under contract during that one month.
