Single-family home sales have declined 15.09% in the Bear Creek Market area over 2006 with 2,645 MLS recorded home sales.
Listings are UP in the Bear Creek Market area by 1.96% over this time last year with 1,146 homes listed and on the market.
Contracts pending are down by 252 units with 1,821 homes receiving contracts. In 2006 contracts written registered at 2,073.
Average sales price is up over last years’ average sales price and currently stands at $168,779, an increase of .57%. Last year, average sales price was $167,816. The median, where half the homes sold above and half sold below is $147,270 and that is 1.57% more than the median last year.
In December 2007, 9.2% of all listings in the Bear Creek area received a contract during the month, earning Bear Creek a ranking of #19 out of 46 listed on the Houston Hotness Index.
The Bear Creek Market area currently has 4.7 months of inventory and last year the area had 4 months of inventory. MOI still represents a sellers’ market and a better absorption trend than most of the areas in Houston.
