Single-family home sales were down in 2007 by 485 units in the East Hempstead area over 2006 with 2,282 home sales recorded in MLS. There were 2,767 single-family home sales in 2006.
Pending contracts displayed a decline in 2007 by 17.41%. Pending units recorded during the year were 1,456 units whereas in 2006, pending units were at 1,763.
Hempstead East Homes on the Market ended 2007 with fewer homes on the market than 2006. As 2007 came to a close there were 980 homes on the market, representing a 1.41% drip since 2006.
The average sales price is $178,682 and that figure is 2.14% lower than last year’s $182,593. There has been a median sales price increase of .06% in 2007 and the median for the area is $160,000.
The area is mirroring a seller’s market with 4.8 months of inventory although all other statistics point otherwise. The average days on the market to sell a home in the Hempstead East area are currently 85, and in 2005, it was 75.
In December 2007, the Hempstead East area was #12 on the Houston Hotness Index because 10.8% of all listings went under contract during the month.
