  • Single-family home sales have declined in Tomball from 2006 by only 8 units with 1,607 homes sales recorded in 2007.
  • Pending contracts, which represent buyer demand in 2007, experienced a 47- unit increase. Pending contracts currently stand at 1,142 pending sales and in 2006, it experienced 1,095 pending contracts. This represents an increase of 4.29%.
  • Listings have increased from this time last year by 14.93% and the current inventory stands at 739 homes on the market.
  • Average sales price has risen 4.81% since this time last year and is currently $205,139. The median sales price, where half the homes sold above and half sold below the median price is up 3.32% and currently stands at $167,900.
  • The average price per square foot in the Tomball area is $80 and in 2006, it was $77.
  • Homes listed in the Tomball area can expect to net 97% of the list price on average and sell on average after 78 days on the market.
  • The Tomball area is ranked #15 on the December Houston Hotness Index because 9.9% of all listings received a contract during the month.
