Houston Southwest Inner Loop Real Estate Market Area 17 for May YTD 2008

>Single-family home sales declined in the Houston Southwest Inner Loop area 17 from May YTD 2007 by 86 units with 408 homes sales recorded in Houston MLS May YTD 2007.  This represents an 17.41% decline over last year.

>Pending contracts, which represent buyer demand year-to-date, has experienced a decline over last year of 22 units.  Pending contracts currently stand at 204 pending sales and last year, it experienced 226 pending contracts. 
 
>Listings have increased from this time last year by 30.88% and the current inventory stands at 551 homes on the market.

>Average sales price has risen by 12.2% since this time last year and average sales price is currently $719,351.  The median, where half the homes sold above and half sold below the median is up 6.66% from last year and is $612,000.
 
>The average price per square foot in Houston's SW Inner Loop is $230 and last year the average was $213.
 
>Homes listed in the SW Inner Loop can expect to net 97% of the list price on average and sell on average after 75 days on the market.
