April brings 7% increase in home sales

Houston single-family home sales in April closed 7% ahead of 2017. And even better news – contracts written, and on schedule to close increased 15% in April. This indicates that sales will continue to be brisk, at least through May.  Inventory [# of active listings] is the only metric lagging behind.  The lack of inventory, particularly in high demand price ranges, could prevent an increase in sales as we enter the summer.  Stay tuned and we’ll keep you posted.

Here’s a glance at the trends for the month and year:

*Pending sales are homes that are under contract and have not closed and indicate current buyer demand.

Average sales price and median sales price are slowly increasing due to this inventory shortage and may continue to increase if the number of active listings continues to decline.

Top Selling Home Sales by Price Class for 2018 YTD

Below are the highest number of sales by price range seen year to date:

  1. $150,000-$199,999 – 5,092 sales YTD
  2. $200,000-$249,999  – 4,300
  3. $300,000-$399,999  – 3,663
  4. $250,000 – $299,999 –3,064
  5. $100,000 – $149,999 – 2,508

All of the above price classes, except $300,00-$399,999, are in a strong sellers’ market having  4 months or less inventory.  The $300,000-$399,999 price range is in a sellers’ market but not as strong of a sellers’ market with 5.2 months of inventory.

Houston YTD Single-Family Home Sales Increase 3% over 2016

It’s unimaginable how a city devastated by Hurricane Harvey less than 5 months ago would  finish 2017 with sales exceeding the entire 2016 real estate market! Indeed, that’s exactly what happened.  Houston single-family home sales lost minimal sales velocity in the last quarter of the year and the 4% increase in sales experienced in December helped drive the YTD market to 3% over 2016.  There are no signs of slowing as pending sales rose 24% in December indicating January will remain healthy at least for closed sales.  All metrics for residential real estate indicate a healthy market as can be seen in the graph below.  Most economists with a pulse on Houston believe that the real estate market in 2018 will be the best we’ve ever seen.

Houston Home Sales by Price Cohort for 2017

What price ranges have the largest increase in sales in Houston in comparison to last year? The following price cohorts experienced the largest increase compared to 2016:
Based on the entire spectrum of Houston price cohorts in the table above, homes priced $499,999 and below are in a sellers’ market.  Homes priced $500,000 and above are in a buyers’ market. You can see the difference in time on the market under “Months of Inventory”.  Months of Inventory is a figure indicating [at the current rate of sale and with no new homes coming on the market] – how long it would take a home to sell in a specific price range.  Generally, 6 months is a balanced market [neither buyer or seller has the market advantage], a sellers’ market is below 6 months and a buyers’ market is above 6 months.

This n That for December 2016

BAY AREA: Our Bay Area Office really knows how to Celebrate! Whether it’s celebrating life, kids, each other, the joy of travel or the blessings of friendships… this office is always ready to have a good time. While our tummies were left full over the Thanksgiving holiday, our hearts were filled. Our office had our annual Pot Luck where we started the season right by eating WAY TOO MUCH. Many worked off those extra calories by getting some traveling in. Lauren Schneider’s annual “girls trip with mom and sister” to Las Vegas was a little something different this trip, they  had a fabulous dinner at one of the great Chef Martorano’s Italian cuisine. Chef Martorano AKA the “Godfather of Italian American Cooking”. And Ps.. the Wine list was impressive too. DeLynne Lockwood and her family traveled to Key West, where her husband raced in the Superboat International Championship. And Todd Clark went to Orlando with his wife the week before Thanksgiving to visit his son who is doing an internship at Disney… how cool is that?! Our very own, Patricia Woldtvedt was interviewed during halftime by KUBE, Channel 57, Thursday Night Showdown Football Game. Big game, as this was the playoff game between Pearland High School and Clear View. As expected, Patricia rocked it!  Well done…Sheron Granere is looking forward to this coming Christmas season and taking the family to Utah with her husband Gary to teach their 5 grand kids how to ski… That will be a lot of fun. Christmas really couldn’t have come faster with the celebrations beginning with Manager, Debra Blenderman and husband Don hosting a fabulous Christmas party for Bay Area agents and staff at the Prestigious Tommy’s Restaurant & Oyster Bar. Complete with a bottomless Bloody Mary & Mimosa bar and a brunch that will satisfy any palate. This annual event is a highlight to our Christmas season, where we can all come together and enjoy our wonderful team. Gena Van Tries just made it back in time for the party from fabulous NYC, where she saw the tree lighting and dined at Trump Tower. Continuing on with the Christmas Cheer our office hosted a fun gift exchange and Ugly Sweater contest. Agents were jingling bells and really getting into the holiday spirit.

 

 

 

CHAMPIONS: The Champions office agents were busy giving back at Christmas. Linda Beck spearheaded a toy drive for Northwest Assistance Ministries, our agents filled over 50 bags with new toys to give to children in need. Each bag contained at least $60 worth of toys! Vanessa Muse sponsored a neighborhood Claus, Coats and Cocoa event literally hundreds of families came to see Santa and brought a coat for those in need in the Klein School District, there was free pizza and cocoa too, also a train ride. Susan Matson didn’t want our area fur babies to miss Santa pictures either! She sponsored a Paws and Claus photo event and well over 100 pets got their pics with Santa. David Easterwood and wife added child number 4 last week, the entire family attended the Gibraltar Santa pic event! I think his new 5 day old baby was the youngest guest by far! We welcome Linda Kowalski to our management team – she will be Agent Support manager taking the place of Stephanie St Louis who will be moving to the mortgage company. It’s a great opportunity for her to join Stacy Gross in providing great mortgage services to our clients.

FORT BEND: Guess who arrived? Morgan Arthur Valentz! What a beautiful baby boy! Congrats to Veronica and family! Oct. 26th was a welcome & get to know you lunch sponsored by our amazing “Gibs” for all of our newest Ft. Bend agents! Welcome to all! Monica & Maria in Insurance, Jacky in Mortgage and Leah Crawford with Title, hosted at Corelli’s Italian Café. Michelle Posey is our Ft. Bend Charity Queen! Michelle supported and volunteered for the Arthritis Foundation’s Bone Bash Annual Fundraiser at the Hotel Derek on Oct 28th…the perfect Halloween Bash! Michelle is our own beautiful version of Carolyn Farb. We are a BETTER community because of you! Michelle will be taking over the Gary Greene Foundation post over from Val Howell while she focuses on family matters during the upcoming months. Lexington Creek Elementary School’s Annual Picnic and Movie Night held on October 25th was sponsored by the Arroyos Team- Alicia and Enrique and Laura Parks! What a wonderful event to support! Had to shout again with a team photo! Leesa and Beth are really creepy sometimes…especially on Halloween! They brew up all sorts of fun and mischief every year for our office to partake in. Thanks ghouls…for all you do year round! November 9th was our Ft. Bend Feast! The bounty as always goes way beyond the beautiful feast and culturally diverse culinary delights… it was a time to reflect just how truly blessed we are as an office. We are thankful for the support of our Ft. Bend family and partners, we are truly grateful. Lina Bell Spears was honored as the 2016 Realtor of the Year for Ft. Bend at Sweetwater Country Club on November 17th. Well deserved as you set the standard! Happy Birthday Jacky Meachum! 25 years, and the professionalism of someone much beyond her years! Thank you for your awesome service as our in-house mortgage “go to” girl! Another BD was celebrated! Happy BD Leesa Lawrence! Love you and thank you for all you do for us! You are so appreciated! We have had a season of giving with an overflowing toy box arranged by Susie Wright for the families at Second Mile. Numerous foster children were sponsored on behalf of Creative Dreams Outreach program organized by Barbara Marlin, and volunteers from our office sponsored and supported the Fort Bend Child Advocates Holiday Home Tour… This office is amazing when it comes to giving back and supporting others. Congrats to our Alicia Jammer for her new role as WCR Ft. Bend Chapter President Elect! Alicia has served as Secretary and is on to another key role in this Chapter. Our Ft. Bend Holiday Celebration was another big gala full of lots of love and laughter. Thanks Nikki and her elves for arranging such a magical evening at Fernandos…with DJ Tangerine and the ever popular photo booth, and the Gibs for the door prizes. And a final round of healthy competition with our office decorating judging to be held at our final sales meeting of the year…we have an office of incredibly creative folks!

WOODLANDS: Much love and fun was shared at our Holiday Luncheon recently held at La Trattoria Tuscano, and hosted by Ken & Robyn Brand, Michael Timmons – Gibraltar Mortgage,  Doreen Rials – Gibraltar Insurance and Kim Meneke – Texas American Title.  Yes, it was a lively lunch! Thanks to all for a fabulous time! Two engagements to announce – Charlie Haynes’ daughter, Krista, got engaged to Sean McGuire. They are presently living in Manhattan Beach, California and are planning on a destination wedding in 2017.  Barbara and Jon Robin’s daughter, Shelby, got engaged to Bryan Boone on Swan’s Island, Maine. Bryan even had his parents fly in from Tennessee for the surprise!  They will be married in Houston, July 29, 2017.  Both families are thrilled!

Houston Real Estate Market Home Sales Dip in October!


According to the Real Estate Center at Texas A & M in conjunction with the Houston Association of Realtors® Summary MLS Report, Single-Family Home Sales Closed down by 10% for the month which brought year-to-date sales down by 1%. It appears at this juncture that the year 2014 will remain the highest residential real estate sales year in Houston’s history.  The energy sector is restructuring and home sales are now experiencing the result of this contraction.
It’s almost welcome news!  Why?  Houston has always been in the top nationally for its’ housing affordability.  To remain on a continuum of record sales and dollar volume increases, would inextricably cause us to lose an affordability asset that makes Houston enticing to corporate relocation and growth.  Case in point:  In October of 2013, the median sales price for a single-family home in Houston was $177,330 and today, it is $205,000.  That’s a 16% increase in two years!  The current inventory and buyer demand will bring us back to a normal market with negligible value loss, if any, to homeowners but a sense of reasonableness to homebuyers.

*Calculations for Pending sales have changed. All categories of pending status are now included rather than the one pending sale status.  This statistic will not be reliable until next year when the new method of calculating pending sales is compared with the previous year using the same method.

Houston Home Sales by Price Class for 2015


What price ranges had the highest increase in sales in Houston through October YTD?  The following price classes:
1.  $190,000 – $199,999 – up 13%
2.  $180,000 – $189,999 – up 12%
3.  $200,000 – $249,999 – up 11%
4.  $250,000 – $299,999 – up   9%
5.  $300,000 – $189,999 – up   9%

With the exception of the $400,000-$499,999 price class, the Top Ten Selling Price Classes show that every price class is in a very strong sellers’ market with very little inventory in comparison to demand.
